Tract #1 consists of 213 acres m/l, of which there are 210.63 taxable acres m/l and 172.28 cropland acres m/l. Tract #2 consists of 139 acres m/l with 136.57 taxable acres m/l and 129.38 cropland acres m/l. Tract #3 consists of 80 acres m/l with 79 taxable acres m/l and 80.4 cropland acres m/l. Tract #1 has a CSR2 of 70.3, Tract #2 has a CSR2 of 79.5, and Tract #3 has a CSR2 of 82, with the Franklin County CSR2 being 79.4.

DIRECTIONS: Tract #1-From Hampton, Iowa, go west on Highway 3 for 2 miles to Mallard Ave., then go south on Mallard Ave. for 6 miles to 90th Street. TERMS AND CONDITIONS

TRACTS #1, #2, #3 FARM LEASE:

All tracts are leased for 2023, with sellers to retain 100% of the cash rent or crop income for 2023. The lease for 2024 has been terminated.

SALE METHOD: Tracts #1, #2 & #3 will be offered as individual tracts and will not be combined. Tract #1 will be sold as 213 acres m/l, Tract #2 will be sold as 139 acres m/l, with Tract #3 being sold as 80 acres m/l. Auction will start with Tract #3 and go in reverse order.

MINERALS: All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.

EARNEST PAYMENT: A 15% earnest money payment is required on the day of the auction. The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.

POSSESSION: Possession will be granted at closing, on or about February 15, 2024, subject to the current cash rent lease and current tenant’s rights for the 2023 crop year.

CONTRACT AND TITLE: Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon buyer financing. Seller to pay all escrow closing costs.

CLOSING: Closing will occur on or about February 15, 2024. The balance of the purchase price will be payable at closing in cash, guaranteed check, or wire transfer.

SURVEY: At the Seller’s option, the Seller shall provide a new survey where there is not an existing legal or where new boundaries are created. The Seller will be responsible for any survey costs.
